Hello need some advice please ladies, looking at buying another property we are not quite there yet as we have some stuff we would like to do first etc. we own a house outright. But if we got in touch with broker would they advise what steps we need to take as we have contacted one and he wasn’t helpful at all. Thanks

Contact your banks mobile lender.
The broker was unhelpful because you're not ready to go ahead yet. Unpaid hours for your advice means no earnings for that time. A huge amount of people time waste then go elsewhere so it's not in their interests to help without a commitment.
I suggest you call you existing bank's lending team for advice. They'll only advise you on their banks policies but it'll give you an idea.
