Question for property manager

Just wondering if we start looking to for a new home with the intentions of breaking our lease after signing a new lease agreement can our realestate kick us out if we don’t actually give our notice to vacate? So if we just start applying obviously they will receive the reference checks.. can they kick us out? We are worried that by applying for somewhere they will be able to put us out. I just don’t want to break the lease until we have somewhere secured

I personally wouldn't tell them anything regarding intentions to breach until a new rental was secured UNLESS there was a need to go through the current real estate agency to find a new rental, then you're going to want to do it all above board.

It is probably also worth your while speaking to the tenancy union/board in your state so you know what your legal rights and obligations are

I would let them know that you're looking for a new place, highly doubt they will kick you out since it's financially better for them if it's you that breaks the lease.

I am a property manager, prior to working in the industry I had the same thought process honestly if I get a reference request for one of my tenants I literally go ‘oh such and such is looking at moving’ and carry on with my day. I can’t speak for all but in my office we don’t take it personally or anything it’s literally part of the job, good luck :)

I’m a PM
Just be honest - they can’t kick you out nor will it cause any issues - it’s not the same as leaving a job.
We get reference requests
Answer them
And move on with our day.
I don’t action anything until I get the tenant’s notice that they are vacating, as a reference doesn’t mean they got the property they applied for and there is no reason to jump the gun, or be upset over it.
