Help! Family moving to Melbourne

Hi, my husband and I want to move to Melbourne with our two kids (2 and 5) at the beginning of next year but houses there are so expensive.
Is the market really that bad? Three bedroom houses selling for $800,000 plus!?!
Our budget is about $700,000 -750,000. What are some good family friendly areas. Our eldest would be going to a good public school. Any schools you would recommend? Hubby will work in CBD so we want something near train but ideally not more than 30/40mins away from CBD.
Do you think we should rent for several months and then buy? I'm just worried the houses will be even more expensive.
We are moving from Perth. Any tips and advice would be greatly appreciated.

That's rediculous. Houses sell in Adelaide for 500 3 - 4+ bedrooms good areas cheaper in lower economic areas. Maybe check all over and see in their are cheaper areas. It might be coz your looking close to the CBD I had a quick look and saw some ones around your price range around where your looking and they looked pretty flash. Contact an agent so they can help you search

That's about right. Property in Melbourne is very expensive. If you're looking in a half decent area, that won't even be a nice house.
Friends of mine from Geraldton just moved over a few months ago. They found it more convenient to rent first. That way they can get an idea of where they want to be. I'm not sure what field you work in, but my friend's husband is on very good money...otherwise they would have had to look further out than the 15kms out where they are.
I'm waiting to hear back from a job there also. Rentals in the area where the job is are no less than $500 per week for a small, older house. It's an expensive place to live.

Maribyrnong is only 7 kms from the city and the houses rock!! You could get a 3 bedroom for that! That's where I live and our house and location kicks arse! I wouldn't move further out then that! ?

I would go out a bit further we live in mill park, takes about an hour on a train into flinders but we Rent rather new 3 bedroom 2 lounge on a large section for $330 a week and to buy isn't that bad around here! Look out a bit further and you'll get more for your money

I'm not from Melbourne but I have been living here for the past 15 years.
We live in the Eastern suburbs. Around my area the houses are very expensive. 800k upwards.
We live in Nunawading. My kids go to Blackburn Lake Primary School.
Our school is very good. All the parents are very friendly.
Great school to become friendly with other families if you are after that.
We chose this side as my husband also works in the city and the train is express so it's quicker into the city.
I personally wouldn't look at the other side of the town.
Some of the suburbs I would look at are..
Blackburn, Nunawading, Mitcham, Vermont, Croydon.
Of course the further out you go the cheaper the houses would be.
I would be inclined to rent first then buy something straight away. Get a feel of the areas.
I wouldn't imagine that the housing pricing would change a huge amount whilst renting for a short period of time.
We rented in Mt Waverley before buying 12 years ago we paid 405k back then now our house is valued at 1.3m that is a huge jump over 12 year.
