Unsure whether to purchase house

We are thinking about putting an offer in on a four bedroom house on a 700m2 block and wanted some advice. It is on a strata title without body corporate with one unit behind would this affect how much it’s worth and if so by how much? Also the owners have an indoor dog and it smells like it’s may have wee’d inside, would replacing the flooring get rid of the smell or not?

I don't know about the value side of it but the dog wee won't always be solved with a carpet change. Depending on the type of house and if it's been often enough it soaks into baseboards, walls, timber under the flooring. It wouldn't be something I'd be willing to risk, they should be fixing that before they even sell it.

I’d give it a miss if I was you. Don’t rush into it. Take your time and keep looking. The idea of a unit and strata would be a no go for me. Your choice but when it comes to so much money, yous want to be clear of strata or a unit behind.

I personally would give this one a hard pass.

The dog issue - gross and can be a much bigger fix than initially expected once you've scratched the surface.

The unit - definitely will be off putting to potential buyers and I expect the value of the house will reflect that.

I bought a duplex on a strata title, no body corporate, just me and the other unit.
The reason I bought it was because it was cheaper than a straight house and land, but slightly more expensive but better quality of living than a unit complex, and again, no body corporate fees.
So if you’re in that middle budget bracket, can’t quite afford a house but can afford more than a unit, it’s a great solution.
The dog pee is a bit of an issue though, would maybe get some professional advice on that.

What kind of flooring is it? I guess that will help you know how much that's going to cost or if it needs to be done at all. Wooden floor boards would be the most expensive I would think! Tiles and lino shouldn't need to be replaced, that is just a clean. Carpet is expensive but not too bad, it is nice to move in to a house with fresh carpet.
