My partner bought a house with his ex, she left hime about 3 months later and he has continued paying the mortgage etc. They tried to get her name removed from the title but the court rejected the paperwork and now its out of the accepted time frame. They then together decided to sell the house (the house is currently worth the remainder of the mortgage) and split the costs for the estate agent.
She then changed her mind and has now talked to a lawyer and wants to "gift"him her side of the house, and wants him to pay all of the costs (could total about 30g).
He has gotten advice from a lawyer but from now, who mediates this? How can he get her to agree to sell?

If she gifts it. Can he afford to keep it and hope the value builds? Avoiding real estate fees?
He actually can't make her sell. If he has a lawyer, ask legal advice from him?
He can't make her sell. Her gifting it is actually really reasonable, why not just take the gift and sell it? Otherwise he can buy her share out which will be the next step if he probably doesn't take the gift.
So he will be out of pocket 30k if she gifts it to him? Compared to 15k if she kept her half and sold it together? If you can't stop her gifting it then why not try and hang onto it for a few years until you can come out on top with it? Put a tenant in it if you can't live in it yourselves.
