Mortgage broker and state custodians

Is it worth while us to go to a mortgage broker?

I don't work, husband works! We have more then enough deposit but hubby has bad credit, not hell bad but still enough. The houses we are looking at are under $150,000. Will a mortgage broker be able to direct us in the right direction? And has anyone ever gone through state custodians for house loan?

Definitely go to a mortgage broker. They can tell you how to get where you want to be.

Highly recommend a mortgage broker. We're a two income family and still couldn't get anyone to commit to lending to us (reasonably clean, if not a bit bare, credit history etc) under $250K. After calling a mortgage broker we were in our brand new home in less than a year.
