Then I'd be asking for a referral to an actual sleep doctor and a peaditrician. There is something going on..

My son was a bad sleeper (on top of many other issues), he'd be up several times a night, I'd finding watching infomercials, raiding the kitchen, trying to game on his dad's computer, playing with toys. By about the age of 4 I'd trained him to "read" books, instead of roaming the house at night. At 7 the dr (after many dr's) proscribed him circadian. Sleeps right through most nights now.
One of my sons friends, whom I now get along really well with his mum, none of her three kids slept well until they were four/five, she put kiddy gates in their door ways, so she knew they'd be safe until they woke her. Her room was at the back of the house, if they had of got up and went to the lounge room or kitchen at the other end of the house she wouldn't have heard them. Sometimes she would lay in bed and if they were just up and not screaming bloody murder she would lay there and listen, sometimes they just got back into bed! Good luck mum

Mattress on the floor in his room and lay with him ? That's what we do ! Some kids are just not good sleepers ! My eldest has anxiety and his sleep is horrible ! He had night terrors from 2 years old , we just reassure him and comfort him and we all get sleep that way .
