HELP! Persistent 3 year old getting out of bed!!

Sorry It's Long....
I have a beautiful 3 Year Old Daughter who will not sleep!
It started about 12 months ago when we moved rural; her bedroom is at one end of the house and my bedroom is at the other. When we moved here she refused to sleep in her own room; so I went and spent hundreds of dollars on her room in an attempt to get her sleeping in it. She got this Princess canopy bed, night lights, music, decorations, all the bells and whistles. That worked for a month or so then she got over it and refused to sleep in there, She claims there is a bad man in her room and it will hurt her etc.. So I moved her toddler sized mattress into my Walk In Robe (Like a small bedroom). And she has slept In there ever since. However over the last 3 months when going to bed at night she continuously gets out of bed. She comes to me and says all sorts of things for example "I am a loopar" "I am a pookie" just silly things. I'm guessing to get a reaction or a laugh. she does this about 20-30 times every night I try not to get too cranky with her because I don't want her going to bed thinking she is in trouble but in saying that I am firm with her. If she gets into bed at 8pm she wont be asleep till 10:30 - 11pm. I have tried keeping her up later than usual in the hope she just KO's when she gets into bed, have scrapped her day nap, tried wrapping her with a blanket so she cant get out but always manages to escape. I know she is buggered at around 7:30pm she jumps on the trampoline for hours every day, she is just hyperactive all day so surely I am doing something wrong for her not to be sleeping. Its not healthy for a 3 year old to have 5 hours of sleep. Nothing seems to be working so what have others done? How do I wind her down and get her to sleep for her sake and mine!

Is it possible she is sleep walking?? I'd be filming the behaviour and discussing with my GP. But at the end of the day less sleep = less sleep, more sleep=more sleep. So I'd be putting the day sleeps back in for now and see what happens. Sleep walkers are also more likely to sleep walk in days when they have gotten over tired. I'd also be putting her in bed by 7:30 pm because it's possible you are missing her 'sleep window'. What happens if you sleep on the floor next to her???

When she comes out she is wide eyed and looks like she's had a tonne of sugar, so I don't think sleep walking.
She used to go to bed at 7:00pm but now that she has been getting out of bed so much I thought I'd tire her out a little longer. 7:30 is definitely worth a shot though.
If I lay down next to her she pretends to sleep and will use any excuse to talk or play.
